MARK J. GRANATA JR., CSM
Mr. Granata is the founder of Granata Realty Advisors (GRA). Mr. Granata has provided portfolio management, asset management, facilities management, property management, construction and development management, marketing, leasing, due diligence and consulting to owners of real estate since 1976. During his career, he has been directly responsible for the due diligence, management; marketing, leasing, value enhancement and financial performance of over 300 properties in 42 states inclusive of 40 million commercial square feet and over 33,000 residential units with a combined asset value exceeding $15 billion.
Individual asset class experience includes multi-family residential housing, commercial office properties, mixed use office complexes, industrial warehouse and R&D complexes and retail properties. Individual properties have ranged from 5,000 to 2.5 million square feet including many “skyline” and “trophy” assets and regional malls.
Throughout his career, Mark has functioned primarily as Owner and Owner Representative. This experience has nurtured a strong understanding of ownership structures, financing, reporting, and objectives associated with real estate investment and management.
Accordingly, Mark is noted for his attention to detail as well as having extensive knowledge and experience in due diligence, management planning, operations, marketing, leasing, financial projections and budget preparation. In addition, Mark has a demonstrated ability to analyze properties and markets, structure management programs, stabilize cash flow, maximize value and effect optimum performance of investment objectives and ensure asset preservation.
A graduate of Villanova University holding both Bachelor and Masters Degrees, Mark has received certification in property and operations management from the Worcester Polytechnic Institute and holds the CSM designation of the International Council of Shopping Centers. As a faculty member and adjunct professor of New York University, Mark has taught real estate management and leasing to degree students and real estate professionals obtaining continuing education credits for state licensure. Mark is a licensed broker in New York and Connecticut and a state approved continuing education instructor in both New York and Connecticut. Mark is a member of the Real Estate Board of New York (REBNY); the Realty Advisory Board (RAB); the Building Owners and Managers Association (BOMA); and the International Council of Shopping Centers (ICSC).
WALTER ZIMNY
Walter Zimny is responsible for management and construction activities for properties owned and managed by GRA.
Prior to GRA, Mr. Zimny was Executive Vice President of RFR Realty LLC in New York, where he was responsible for asset preservation, management, operations, and construction for a 7 million square foot national portfolio of 27 Class A and B office and retail properties.
From 1996 to 2002, Mr. Zimny was an Acquisitions Vice President at TGM Associates, a pension fund advisory firm which owned approximately 15,000 units, where he was responsible for underwriting, acquisition, and due diligence of multifamily and mixed use properties in the Rust Belt, Mid Atlantic, North East and South East regions.
From 1990 to 1996 Mr. Zimny was Vice President of Asset Management and Portfolio Management for Crossland Federal Savings Bank. There he was responsible for asset management, construction, property management, and disposition of a $2.3 billion national REO portfolio of approximately 4,000

Mr. Zimny was Senior Vice President for property and asset management at Integrated Resources where he was responsible for the direct operation and management of a national portfolio of multifamily assets containing approximately 15,000 units and asset management of an 18,000 national portfolio of properties which were secured by mortgages provided thru an Integrated subsidiary.
At the Security Capital Real Estate Fund he managed approximately 30 properties in the Eastern section of the country.
He also held positions at Cross & Brown/Fred F. French Corporation and the Port Authority of New York and New Jersey.
Over his career, Mr.Zimny has managed, purchased, or sold more than 350 properties comprising over 33,000 multifamily units and 14,500,000 sq. ft. of commercial space, with a total value in excess of $11 Billion.
ANDREW WITKOWSKI
Andrew Witkowski is a member of the GRA’s investment and Operating Committees, and is engaged in transaction origination, valuation, negotiation, and liquidation of real estate. He has completed over $150 Million in multifamily acquisitions, representing approximately 950 units across the country.
Prior to joining GRA, Mr. Witkowski was a senior acquisitions officer at a private equity firm in New York City, and a Senior Associate with a major SEC-registered investment advisor, investing in multi-family residential real estate throughout the United States.
Earlier in his career, Mr. Witkowski was a commercial real estate appraiser specializing in multifamily and retail appraisal on a nationwide basis, completing valuations on over $2 Billion of properties. Prior to that, Mr. Witkowski was a licensed professional planner involved in every facet of urban and regional planning, at both the government and private sector level.
He holds a bachelors degree in Geography from Salisbury State University, and a Masters Degree in Urban Planning from Rutgers University. Mr. Witkowski earned a Presidential Scholarship while pursuing an Advanced Professional Certificate in Real Estate from New York University, and has taken advanced appraisal and various other real estate courses from Baruch University in New York.
